We do not do study-abroad applications, and we are not asking you to replace an accommodation partner you already have. Once a student appoints us, the housing agency relationship is directly between them and our estate agency.
How does your education agency make money?
- Your education agency — An education agency designs, prices and charges its own study-abroad, overseas-service or settling-in package on its own model, and keeps that revenue. When a student needs a private rental they separately appoint Anjiapo’s estate agency and pay the tenant commission. Two fees, two service relationships, and neither is shared with the other.
- After the referral — The study-abroad and education relationship stays with the education agency, and its one-time service revenue is untouched. Once a student formally appoints us for a private rental, the housing agency relationship is directly between that student and Anjiapo’s estate agency — and renewals, moves and later housing needs stay with us.
- Anjiapo — A student who needs a private rental formally appoints Anjiapo’s estate agency to act for them as tenant, and pays the tenant agency commission set out and confirmed in advance: one-year tenancy, half a month’s rent; two-year tenancy, one month’s rent. Rates are exclusive of GST, charged separately at the prevailing Singapore rate. The fee covers representation of the tenant’s interest, verification of the listing and the transaction, negotiation, the tenancy process and move-in support.
- Partnership fee — There is no fixed partnership fee for your education agency to pay.
An education agency takes no part in our tenant commission, renewal commission or later housing transactions; we take no part in its study-abroad, overseas-service or settling-in fees.

How to start: one to three students

- Co-branded desk — We introduce the family to Singapore housing and arrival support under both names, with the materials setting out what each side is responsible for. Study-abroad and education stay with your education agency; the private rental, renewals, moves and later housing needs are ours.
- Embedded desk — We act as your housing department on an ongoing basis, handling each intake in batches.
