Before anything is signed

On any one transaction an agent may act for one side only, and be paid by one side only. Where the student formally engages us, we act for the tenant; the landlord has their own agent, acting for them. We say which is which before anything is signed.

A student who needs a private rental formally appoints Anjiapo’s estate agency to act for them as tenant, and pays the tenant agency commission set out and confirmed in advance: one-year tenancy, half a month’s rent; two-year tenancy, one month’s rent. Rates are exclusive of GST, charged separately at the prevailing Singapore rate. The fee covers representation of the tenant’s interest, verification of the listing and the transaction, negotiation, the tenancy process and move-in support. Paying to be represented is the point: it puts a licensed property professional in Singapore on the student’s side of the table, checking the transaction and cutting the risk of a rental scam in a country they do not know yet.

Arriving in Singapore

• Arrival — Arrival coordinated to the agreed scope, with the flight details confirmed in advance.
• To the property — The student is taken or guided to the property, according to the agreed scope.
• Keys — Keys handed over by the landlord or their agent, and counted on the spot.
• Inspection — The state of the place is recorded before normal occupancy begins, existing damage included.
• Settling in — Help with the first practical things, to the agreed scope: a SIM card, a bank account, finding your way around.

The move-in inspection

• Photographs of the room and the shared areas
• Damage and defects that were already there
• Furniture and the inventory list
• The number of keys
• Obvious wear and marks
• Meter readings, where relevant
• What was said at handover, written down

Recording the state of the place at move-in is what gives the move-out conversation something to work from. We cannot promise on a landlord’s behalf that a deposit comes back in full — we can make sure the discussion is not one person’s memory against another’s.
