Anjiapo (anjiapo.sg, "we") is operated by a licensed Singapore real estate salesperson (CEA Reg. No. R068540A, under Huttons Asia Pte Ltd), providing rental housing information and enquiry services for students coming to Singapore. We handle personal data in accordance with Singapore's Personal Data Protection Act (PDPA).

1. What we collect

Information you provide (enquiry form): name / preferred name, WeChat ID, intake period, budget range, room-type preference, group status, expected arrival date.

Automatically collected: basic usage data — pages visited, referral channel parameters, device and browser type. We do not use advertising trackers, do not collect precise location, and do not access your contacts, photos, or files.

2. Why we collect it

• To match you with housing options and respond to your enquiry via WeChat — the sole purpose of collecting your WeChat ID
• To understand which channels users come from, so we can improve the service
• To meet record-keeping obligations applicable to licensed estate agency work

3. What we will never do

• We do not sell your personal data
• We do not share your data with third parties for marketing
• We do not pass your information to any partner organisation without your knowledge; if you were referred by a study-abroad agency, each party handles the data it collected itself
• We do not knowingly collect data from minors; if you are under 18, please use the enquiry function with a parent's knowledge

4. Storage & security

• Enquiry data is stored in our cloud database (hosted in Singapore or overseas), accessible only by the operator
• All transmission is encrypted (HTTPS)
• We retain data only as long as needed to provide the service; you may request deletion at any time

5. Your rights

Under the PDPA you may:

• Request access to the personal data we hold about you
• Request correction of inaccurate data
• Withdraw consent and request deletion (contact us below; we will process within a reasonable time)

6. Cookies & local storage

This site uses browser local storage to remember your language preference and browsing state (e.g., your selected school). No cross-site tracking; no third-party advertising cookies.

7. Third-party services

We use the following services to operate the site: map tiles (CARTO/OpenStreetMap), routing data (OneMap), hosting (Vercel). These services may record standard access logs (e.g., IP addresses). We do not send them your form data.
