Anti-scam checklist

The biggest fear in renting remotely is getting scammed. Treat the rules below as hard limits and you'll block the vast majority of scams.

Must-dos before signing

  1. Verify the agent's credentials: every CEA-licensed property agent in Singapore can be looked up in the CEA (Council for Estate Agencies) public register by registration number — be wary of anyone you can't find.
  2. Confirm the landlord has the right to rent: for a whole unit, check the property documents; renting out an HDB flat requires HDB approval and has an occupant cap.
  3. Always view before you commit: if you can't be there, do a video viewing and have them move around on the spot to prove the place really exists.
  4. Sign first, pay second: money is paid only after the formal agreement (TA) is signed; amounts, deposit, and lease term all in black and white.
  5. Keep a paper trail: pay by bank transfer, noting the address and purpose; never touch cash, never pay into a personal account.
