Sample housing plan
This is what we hand a family: three comparable options, what each one costs, where the numbers came from, and what happens next. A sample — yours is built around your actual situation.
The student
Kaplan Singapore · October 2026 intake · budget S$1,300 / month · common room · sharing with other women
Three options
- Option A — Bencoolen · Common room · shared bathroom · S$1,050–1,350 · ≈ 4-min walk to the Kaplan City campus · Upside: Shortest walk to campus; a hawker centre and the MRT are right downstairs · Trade-off: Smaller room, and an older building
- Option B — Farrer Park · Large common room · S$1,450–1,700 · ≈ 17-min walk to the Kaplan City campus · Upside: A bigger room for the same budget, with a mall downstairs · Trade-off: A few more minutes of commute, and one MRT ride
- Option C — Lavender · Whole 3-bedroom · shared by 3 · S$1,350–1,650 /person · ≈ 16-min walk to the Kaplan City campus · Upside: Three of you take a whole unit — the most space and freedom per head · Trade-off: You need to find the roommates, and sign one lease for the whole unit together
Room rents come mainly from current public listings and market asking prices; official rental data is used to place the area's overall level · updated August 2026. Ranges marked “Guide price · estimate” are inferred from comparable units; the actual unit is what counts before you sign.
Three things to know before signing
- The minimum term is usually 12 months
- Deposits are conventionally 1–2 months’ rent, checked at move-out against the move-in inventory
- There is a legal cap on how many people may occupy a unit — confirm it before sharing
